Diddy is reportedly on the hunt for a new home, but wants to know the party policies of any potential properties.

The 44-year-old rapper, real name Sean Combs, has been spotted eyeing up mansions in Beverly Hills.

But instead of just making an offer on any property that catches his eye, Diddy has allegedly asked the local home owners' association about their stance on parties reports TMZ.

The I'll Be Missing You star is supposedly keen on a $12 million house that spans 11,200 sq. ft. The secluded mansion is situated in the gated Beverly Ridge area, a wealthy community that will give Diddy privacy.

The home was custom built by American Football star Keyshawn Johnson in 2003, before being sold to Paris Latsis, the former fiancé of hotel heiress Paris Hilton.

Kim Kardashian was also interested in buying the pad when it went on the market last year, before buying an $11million place in Bel Air, reports the website.

But before he signs on the dotted line, Diddy apparently wants to make sure the community give him the green light to host gatherings and hang outs for his many friends.

There are reportedly some noise regulations, and any visitors must be cleared by gate security before they enter. Any parties will need a valet service and security too.

While Diddy continues the hunt for his perfect house, his current 66th-floor New York apartment has been put up for sale at $7.9million.

The city pad boasts a piano room, a living room with a built in 90-inch flat screen TV, plus views of Central Park.

The rap star isn't ready to give up New York all together though say those close to him.

"Diddy wants to move downtown, into a larger apartment where he can entertain and throw parties without disturbing the neighbours," a source divulged to Page Six.
